Ground-Up Development

We take sites from raw land or entitled parcels through design, permitting, construction, and stabilization. Our entitlement expertise — particularly around California Density Bonus Law — allows us to maximize unit count and project value relative to basis.

Affordable & NOAH Housing

We leverage state density bonus programs — AB 1287, AB 1763, CHIP, and MIIP — to deliver affordable and naturally occurring affordable housing (NOAH) at competitive returns. WBE certification positions Praxis for set-aside funding programs unavailable to most developers.

Before committing time or capital, we conduct deep underwriting to assess every risk and assumption. Only opportunities that hold up under that scrutiny move forward.

Maximize the Entitlement

We evaluate every legal pathway — density bonus, specific plans, ADUs — to maximize unit yield before finalizing the program. Getting this right at the front end is where we create the most value.

Structure Capital to Protect Partners

We structure every deal with clear waterfalls, meaningful GP co-invest, and a capital stack built around LP downside protection — not maximum leverage.

Hands-on construction management, regular investor reporting, and proactive communication — especially when there are problems, not just wins.
